The section of the development in Ward Three covers the land from Eastgate/Fieldgate to Etobicoke Creek and from Eglington to the Hydro right-of-way. This land is currently zoned to allow single family homes on regular sized lots and designated light industrial.

The developer's last plan calls for: 283 Detached Dwellings, 640 Stacked Row Dwellings/Low Rise Apartments, 1183 Apartments. The plan calls for the detached dwellings to be built on lots a fraction of the size of the existing lots in Rockwood. As a percentage of the development, there will be 13% detached homes on the undersized lots. At present Rockwood consists of 43% detached homes on full lots. This development will add 5,019 people to the population of Rockwood. On the North side of Eglington, the plan is for stacked row dwellings and apartments to add 1331 units and 2,833 persons. The totals for both sides add 3,437 housing units and an additional 7,852 residents.
